This week we have helped out a Birmingham landlord.
The landlord had rented his terraced shop out to a couple who said they were opening a discount store similar to a pound shop.
However, they neglected to tell him that it was going to be a discount sex toys shop.
Once it opened the other tenants complained as it was badly affecting their trade, as customers did not want to shop next to a sex toys shop.
If that was not bad enough they had not paid their first quarters rent.
After a long discussion it was decided the best course of action was to forfeit the lease without notice.
This was possible as the rent was unpaid for over 21 days, and a clause in the lease then allowed for forfeiture of the lease.
Our bailiff turned up in the early hours of the morning with a locksmith and took peaceable possession of the property.
On entry it was discovered that the upstairs rooms were being used as a brothel !!!
When the landlord tenant relationship has broken down sometimes it is best to get possession from the current tenant and start again with a tenant the landlord can work with.
